Telangana announces layout regularisation scheme for unauthorized properties. It’s a compulsory disclosure scheme proposed for regularisation of all unapproved plots/layouts to bring them in Planning fold and to provide basic facilities and for better quality of life for all Telangana inhabitants. TS New LRS Scheme Application Form
The State Govt of Telangana has granted permission to the government to regulate illegal and unapproved layouts in rural and urban areas of Telangana. Developers and owners of plots and layouts that are not included in the prohibitory categories can now apply for LRS to their property by October 15. Below is the complete process for applying for TS LRS Scheme.

You can now file your online application, or at Mee Seva Centres or Citizen Service Centres in the prescribed format for regularization.
Telangana LRS Registration Fee is Rs 1000 for individual plot owners and Rs 10000 for layout developers for the entire layout. You can pay this online during registration.
Telangana LRS Application Status
All applications received by Dear People within the stipulated time frame will be processed. Once their application is accepted, applicants will be required to pay a fee.
The basic regularization charges are development, betterment and layout scrutiny charges. Penalties and other charges may also be included.
- Minimum 100 sq.m. Rs 200 per sq.m
- Telangana Govt says that there is no more time.
- Regularization fees for 101-300 sq.m will be Rs 400 per square.m
- It will cost Rs 600 per square metre for 301 to 500 sq.m
- Above 500 sq.m, charges are Rs 750 per square.m
- Slums: Rs 5 per square meter, irrespective of land or plot value.

Who can apply: Individual plot owners with registered title deeds executed before 31 August who are not in approved layouts.
Associations/Societies/Welfare Society/Colony developers presenting the unapproved plot owners having registered sale deed prior to 31 Aug .
Application– All areas covered under CRDA and VMRDA, VKPCPIR SDA, all UDAs, all municipal corporations, municipalities, nagar and gram panchayats not covered by UDAs but covered by Master plans/Zonal development plans and IALAs. TS BRS Apply online
Documents– Site plan showing plot dimensions, boundaries and width of roads abutting the site.

Layout plan and location plan
Copy of title deed that has been self-attested
The most recent Encumbrance Certificate, showing all transactions for 13 years.
Land Conversion certificate, receipt for intimation payment under TS agriculture Land Act.
To adhere to the condition, you must sign an indemnity bond
No Objection Certificate from Defence Authority in the event that the site falls within 500m of the Defence Establishment boundary.
No-objection Certificate (NOC) from the Airport authority of India if site falls within restricted zone of AAI. Refer to the official portal for more information about the process, document and details regarding LRS scheme.

- Register on the portal with your email ID and mobile number to apply for LRS or BRS.
- Select your municipality
- Navigate to the menu and choose LRS or New application
- Complete the form and send it back with all details
- Download the application form
- Send your application along with any supporting documents to the Municipal Office/Help Center
- The concerned department will inspect all documents and assign an application number
- With your application details, you will be sent an SMS
- Your application will be reviewed and you will receive an update about its status once it is updated.
